Pattillo Industrial Real Estate (PIRE) has announced its plans to construct a 1.5 million-square-foot Wildlight industrial park in Nassau County, Florida. The firm will execute the project over the next 10 years within the Wildlight mixed-use, master-planned community in Nassau County.
The industrial park will be located 20 minutes from downtown Jacksonville and Amelia Island, just east of I-95 and Florida-200 on A1A. This ensures easy access to Jacksonville International Airport.
The master-planned Wildlight community project is inspired by a character, culture, and way of living called “Florida Lowcountry”. About fifty percent of the 2,900 acres will be green space, including parks and nature trails. However, the other half will be a combination of homes, rental properties, businesses, restaurants, schools, and medical facilities.

The Wildlight Industrial Park will be a 165-acre expansion, which is within the first phase of the broader 2,900 acres mixed-use development. This mixed-use project will consist of residential homes, multi-family apartments, an expansive town center, and schools.
Additionally, this phase has wellness centers, UF Health, and YMCA health facilities in place. The design for the Wildlight project shows 11 million square feet of commercial space along with 24,000 residential units. It would also have 1,100 acres of parks and more than 50 miles of hiking trails.
Designs for the Wildlight Industrial Park
Wildlight Industrial Park will be a Class A environmentally-friendly industrial park. The park’s design shows 12 buildings flanked by preserved wetlands to accommodate logistics operations and light manufacturing. Furthermore, the park will accommodate offices, laboratories, and warehouses spanning 5,000 to 500,000 Square feet.
Conceptual plans for Stage 1 of the project include six buildings with approximately 400,000 square feet. While stage 2 calls for six buildings with approximately 1.1 million square feet.
The park will include several large lots connected by walkable paths, trails, and roads. Lot A of the Wildlight Industrial Park is a 31.82-acre woodland at northwest Still Quarters Road and Commercial Rail Avenue. The lot will accommodate the 147,000 square meter Building B with 130 parking spaces.
Furthermore, Building C spanning 38,500 square meters with 76 parking spaces will also be featured on the lot. In contrast, Lot B is a 5.08-acre land accommodating the 68,000 square feet of Building A with 65 parking spaces.
The developer hopes to complete the first building and prepare it for occupancy by the spring of 2024. The Wildlight Industrial Park will be developed by Raydient Places + Properties, a subsidiary of Rayonier Inc. Meanwhile, Jacksonville-based England-Thims and Miller Inc. will serve as the civil engineer for the project.
