The city of Moreno Valley has approved plans for the construction of a new 164,000-square-foot San Clemente warehouse by LDC Industrial Realty in California. The 8-acre Moreno Valley Business Center proposal was approved by the City Council on a 3–2 vote.

The Sierra Club, and the Center for Community Action and Environmental Justice raised concerns about the community’s health and environmental effects. Their attempt to appeal the ruling unsuccessfully.

The warehouse would expose the neighborhood to significant levels of air pollution from heavy-duty diesel vehicle traffic. Furthermore, the usage of on-site equipment would add to this, the California Air Resource Board warned the city in 2021.

According to the project proposal, a 10-foot wall will be built around the structure. This will reduce traffic and environmental impact. Further, truck access will only be permitted on Alessandro Boulevard.

LDC Industrial pledged to construct streetlights, fire hydrants, a new storm drain to lessen flooding, a new water pump, and a backup generator for the Box Springs Mutual Water Company all close to the warehouse.

Before the vote, Mayor Pro Tem Ed Delgado stated, “There’s a lot of trash in that area right now. There are some trees, and it’s quite hilly. However, I think a business center would boost the value of those homes up.”

The Press-Enterprise reports that a vote on another proposed warehouse, the approximately 1.3 million square foot Moreno Valley Trade Center on 80 acres south of the 60 Freeway, has been postponed. The development would be about five floors tall and is being planned by Dallas-based Hillwood Investment Properties.
