Construction has officially broken ground on Miami’s latest mixed-use facility at the Oak Row Equities 2600 Biscayne Boulevard. The 41-story tower, located in Edgewater neighbourhood, will feature both office spaces and multifamily residences. Already, half of the commercial space has been pre-leased. This coupled with the recent US$181 million construction loan from Bank OZK reflects the significance of the South Florida project. Along with the 399 luxury studio to three-bedroom residences, 2600 Biscayne Boulevard also offers 187,000 square feet of prime retail and office spaces. It is also conveniently located just one block from the future Northern Corridor rail stop.

Designed by Arquitectonica, an internationally acclaimed architecture firm, the tower promises modern finishes coupled with exceptional views. Notably, the design of the structure will incorporate an original elaborate mural by artist Derrick Adams. The mural will be displayed on the western face of the building, visible from multiple neighbourhoods. The plans for 2600 Biscayne Boulevard also show ample private outdoor space with a residential porte-cochére. This will ensure residents and office tenants enjoy a seamless arrival experience. This is coupled with the lush, covered waiting areas for ride shares. What’s more, residents will have EV charging stations with over 600 parking spaces for more convenience.

Oak Row Equities is aiming for the Gold Certified National Green Building Standard. This is the only green building rating system for homes and apartments approved by the American National Standards Institute (ANSI). Qualities required for this standard include energy and water efficiency, resource efficiency, indoor air quality and lot development.

The Residential Section

The residences at 2600 Biscayne Boulevard will begin 135 above ground level. This will ensure that residents enjoy the most spectacular views of Miami. The residential amenities will cover multiple levels and include a private lounge and world-class fitness studio. Additionally, they get to enjoy a private lounge and yoga studio. On the 12th floor, a wraparound amenity deck will feature a lap pool, hot tub, and cold plunge. Aside from the water features, there will be well-appointed cabanas and BBQ grills. Further up, on the 41st floor, a coworking lounge and rooftop deck will feature some of the best views in Miami, all catered for the residents.

Office Space at 2600 Biscayne Boulevard

The first ten floors of 2600 Biscayne Boulevard will be dedicated to the office spaces which are already 50% pre-leased. Designed to have a sculptural pyramid-like structure, the office spaces will feature access to touchless entry points and elevators to easily divisible floor plates with 14’ ceilings. There will be floor-to-ceiling glass throughout the spaces and private tenant balconies. Office tenants will also enjoy a separate wide range of indoor and outdoor wellness-focused amenities.

The Project Team

Oak Row Equities is project developer with Coastal Construction Group working as the project’s general contractor. Arquitectonica, the project’s architecture team has worked with Vida, a Portland-based interior company on the designs at 2600 Biscayne Boulevard.
