Blatstein’s Tower Investments has partnered with Pestronks’ firm, Post Brothers, on a $3-billion Casa Mar mixed-use project in New Jersey. Developer Bart Blatstein recently revealed their plans for the housing project, which he said would help to repopulate Atlantic City. According to Blatstein, the city is currently 50% below its peak population.

Blatstein described the Casa Mar project as a mix of residences, intended to attract various age groups. He said it would include not only young adults but also elderly people over 55 years old. This is particularly important due to the severe housing shortage occurring not just in Atlantic City, but in New Jersey too.

The developers intend to build Casa Mar at the site of a former historic airport dubbed Bader Field, in Atlantic City. It’s one of the largest land spaces to develop near the ocean on the East Coast. However, the developers expect to complete the development in 5 phases and over a period of 12 years. Besides the much-needed housing, the project will also create 44,000 construction jobs and 8,000 permanent jobs.

Development plans for the Casa Mar project

Casa Mar will add 10,000 housing units to the region, as well as 400,000 square feet of retail and office space. Additionally, 20 acres will be set aside for walking trails and public recreational space. What’s more, the project will have a unique design featuring a ring of greenery surrounding the buildings. The design plan also shows a network of canals cutting through the property. A look that Blatstein describes as being more reminiscent of Amsterdam and Venice.

In addition to the aesthetic designs, there are also plans for stormwater runoff for the Casa Mar project. Blatstein pointed out that their plans will also include raising the development above the 100-year-flood level. Therefore, the developers believe that flooding wouldn’t be a problem on the property.

The Casa Mar property will also give residents, neighbors, and visitors access to several amenities in the neighborhood. These include supermarkets, banks, drugstores, and childcare, and retail establishments such as restaurants, boutique shops, and cafes.
