The principal contractor for the fully-electric Moorgate over-station office development in London has been appointed. Mace Group Ltd (Mace), a global consultancy and construction firm headquartered in London will oversee the grade A office conversion project.

The centerpiece of the new Elizabeth Line complex will be the Moorgate over-station development, which is being built for Aviva Investors and Allianz Real Estate. It will be located above the Hammersmith & City line.

The 10-story structure will feature retail areas, a mezzanine-level business lounge, and eight levels of grade A office space. There will also be outdoor spaces on the lower levels and a roof patio. The Moorgate entrance of the new Liverpool Street station will include 101 Moorgate, and a new covered walkway will be built to allow access for the general public between Moorgate and Moorfields.

The Crossrail engineering team was closely involved in the design of the building.

Moorgate over-station office will be entirely electric

101 Moorgate hopes to receive an “Outstanding” BREEAM rating when finished. With the help of solar panels and air-source heat pumps, Moorgate over-station project will be entirely electric. Off-site alternatives, such as the creation of precast concrete panels with double-glazed punched-aluminum windows, will be utilized.

Additionally, it serves as a truly sustainable workplace for future generations.”

The head of real estate investment at Aviva Investors, James Stevens, added: “Our goal is for 101 Moorgate to be recognized as the industry’s top development. This will give residents a structure of the greatest caliber. Furthermore, it will also embrace environmental and sustainability credentials.

With construction beginning in October 2022, it is anticipated to be finished in September 2024.
