Garden Towers project in New York, which is developed by Foxy Management has reached a major milestone. This affordable senior housing project which broke ground in 2021 recently attained the maximum construction height. The developers are working alongside HANAC Inc., JLD Advisory LLC, and Lendlease, with the aim of reaching completion by 2023.
The Garden Towers project is a two-building residential development, situated at 1323 Boston Road and 1332 Clinton Ave. One of the buildings is seven stories, while the second one is eight stories high. Lendlease is serving as the construction manager for this 149-unit senior affordable housing project.
The Garden Towers project will adhere to New York’s Senior Affordable Rental Apartments program. The Department of Housing Preservation and Development is spearheading this program, which offers 30% of the units to homeless seniors. While, other units will be available for senior residents from age 62 or older, earning below 50% of the AMI.
The Garden Towers project is designed by Newman Design and it incorporates several building technologies. Passive House standards will be implemented for the project such as upgraded insulation and a central exhaust system. In other words, this system will help minimize building penetrations and heat loss.Â
Featured amenities for the Garden Towers project
The two buildings on the property will be connected by a glass greenhouse, which is also accessible to residents. Other shared amenities provided include on-site laundry, indoor bicycle storage, and resident parking. Three multi-purpose rooms will also be available, along with a social services suite.
According to Lendlease, the Garden Towers project aligns with its goal of attaining absolute zero carbon by 2040. The developer believes that incorporating various energy-efficient elements in the project would serve in reducing operational costs. For this reason, solar panel installations have been included, to improve electricity generation and also provide a solar tax credit.
A large part of the funding for Garden Towers comes from Boston Financial’s Low Income Housing Tax Credit fund. This consisted of 22 tax credit investments worth $221 million, aimed at funding over 1,800 affordable housing units.
