Dallas-based Howard Hughes Corp recently broke ground on its mixed-use master-planned  Teravalis community in the West Valley of Phoenix, Arizona. In order to address the city’s housing scarcity, the developer is transforming the former Douglas Ranch site into an apartment community. The new housing project will provide 100,000 homes and commercial components within an expansive natural setting.

At the groundbreaking, Buckeye’s mayor, Eric Orsborn was impressed with the eco-friendly, sustainable designs of the Teravalis community. Therefore, he said that such an innovative community would be an asset for  Buckeye and the entire state of Arizona. Orsborn said the project would provide more housing options for the city’s residents, while also complementing the city’s long-term growth goals.

The new 37,000-acre Teravalis community will accommodate up to 300,000 residents and also provide a 55-million-square-foot commercial development. Therefore, the developer expects the property to become one of the largest master-planned communities in Arizona.  Howard Hughes also said  Teravalis will make use of sustainable and conservative best practices. Therefore this implies that the development would be more focused on providing open public space and enhancing its natural environment.

Design plans for the Teravalis community

The site of the new Teravalis community is located between the White Tank and Belmont Mountain ranges in Phoenix. According to Howard Hughes’ President, Heath Melton, the development is firmly grounded in a deep respect for its Sonoran Desert setting. As a result, the property has been designed as a unique extension of the Phoenix West Valley’s natural landscape. The builders have not been announced yet, but Howard Hughes expects the grand opening to take place by late 2024.

The Teravalis community is ideally positioned in the pathway of future significant growth development in Phoenix. The project is linked to the upcoming Interstate 11 construction, which will connect Phoenix, Las Vegas, and Southern California. Eventually, the new interstate will establish a trade route between Canada and Mexico. Thereby enhancing the logistics operations at the Teravalis location, by providing access to and from the West Coast.
