Construction of the Lumen West Los Angeles complex is nearly complete. McCarthy Cook and Northwood Investors have refurbished and renovated the former Trident Center Office Complex in Sawtell.

The complex, which was first constructed in 1980, is situated at 11355 W. Olympic Boulevard. It is surrounded by Corinth Avenue, Mississippi Avenue, Olympic Boulevard, and Perdue Avenue. With a series of connecting structures between the twin towers, the 10-story building’s 300,000 square feet of office space now has a glass facade. Furthermore, it has an extra 115,000 square feet of office space. The building came with a parking lot that had enough for 2,000 cars.

The renovation was designed by Gensler. It has added outdoor areas in an open-air space beneath the bridging parts of the building. It, however, retains an existing amenity deck at the back of the property. The property has a total of 65,000 square feet of private outdoor space. Additionally, there are 2,200 square feet for events.

Commentary on the Lumen West Los Angeles complex

According to Edward Cook III of McCarthy Cook & Company, “the vision for Lumen was a natural-light infused workplace with unmatched outdoor amenities and services to inspire creative employers to attract and retain a creative workforce in a holistic campus environment that enhances health, wellness, collaboration, and company culture.” “Lumen offers a place where creative people can thrive in a city where tech, media, and entertainment intersect.”

The Olympic Corridor, which has recently been listed as one of the stronger office submarkets in Los Angeles, will receive fresh inventory thanks to the new office space at Lumen and a few other new developments. On Sawtelle Boulevard, a proposed eight-story, 135,000 square foot structure is located a few streets to the east. The West Edge, a mixed-use complex with residences, shops, and 200,000 square feet of business space, has started construction just over half a mile to the west at Olympic and Bundy Drive.
