Plans for a new 180-unit multi-family apartment project have been announced by TWG Development for Mooresville, North Carolina. The location sits east of South Indiana Street and is bounded to the south by Moore Street. According to Morgan County’s geographic information system, it is now held by Neff Construction Services, LLC (GIS). Before the project was canceled, that developer intended to build flats on the property. Rents would vary between US$720 and US$1,033 per month, with inhabitants having to earn between US$29,800 and US$50,940 per month, depending on the size of the unit. There will be 90 two-bedroom homes, 45 one-bedroom units, and 45 three-bedroom ones, according to plans. There would be a leasing office, a playground, a fitness facility, as well as security measures and cameras on the premises.

TWG Development’s Travis Vencel recently came before the Mooresville Board of Zoning Appeals to submit preliminary site drawings and request a variance to decrease the minimum lot size for each unit to 2,800 square feet. According to current zoning regulations, each unit must have a minimum lot size of 3,000 square feet. The deviation, according to Vencel, will allow the project’s size to rise from 171 to 180 units, which is the amount required to get federal tax credits.

Hurdles TWG has faced concerning the Mooresville apartments

Some people voiced objections about the proposal, citing issues about traffic, runoff, and property values in the neighboring area. Vencel stated that if the project were an industrial or commercial development, traffic demand would be higher during peak hours. “A residential development stretches that travel out throughout the day,” Vencel explained. “When you own a business, those peak hours are really hectic since everyone comes at those times.” Board member David Saddler expressed worry that the site did not have enough parking, as required by the town’s unified development policy (UDO).
