Development of a massive 1900 acres Mayfair project in Austin is set to kick-off in the area north of New Braunfels, about 45 minutes away from South Austin.

SouthStar, the real estate developer working on this project, had their development agreement approved by the New Braunfels City council. The City of New Braunfels was accorded regulations over the property for land use, parks, permitting, and utilities by the agreement.

Located along Interstate-35, this 1900 acre Mayfair project in Austin, sits in New Braunfels’ extraterritorial jurisdiction towards the northern region. The project will include the construction of about 6,000 housing units, construction of four Comal Independent School Districts, and more than 300 acres of public parks. 

Approximately 123 acres of the residential property will be mixed-used, giving the setting an urbanized look. The project will also see the design of 35 miles of trails, which will be made up of dedicated bike lanes, mountain bike trails, nature and multi-use trails, as well as the development of more than 200 acres of commercial space proximal to I-35.

Development plans for this 1900 acre Mayfair project in Austin also includes designing an underpass from east to west connecting Watson Lane and Kohlenberg, to facilitate ease of commuting across northern comal county. The project termed Mayfair is long-term, with development spanning over one decade.

Overseeing of the planning and development process is to be handled by the senior vice president of SouthStar, Chip Mills who has over 15 years of experience in real estate development, planning, and landscape architecture. 

The president of SouthStar, Thad Rutherford spoke on the benefits of the Mayfair project in Austin and the developments it would bring to the area.

Rutherford said,”Mayfair is going to deliver — parks, open space, infrastructure. We pay for the infrastructure.”

Rutherford also pointed out that the development plans for the Mayfair project in Austin, had gone unopposed because the development was bringing something to the table rather than asking for something in return.

He added,”It’s a true mixed-use community, and we’re super excited about developing it.”

Mayfair is also expected to contain a variety of residential quarters, including single family homes, apartments, townhomes, and duplexes. While the construction is underway, a traffic impact study will be done every step of the way.  The completion of the first batch of homes is proposed to be sometime in 2023.
