The 70 Hudson Yards office tower has officially begun rising above street level, marking a major construction milestone for what is designed to be New York City’s first zero-carbon-emission skyscraper.
Vertical progress is now visible on the 52-story, 832-foot-tall Class AA commercial tower in Hudson Yards, Manhattan. Developed as a joint venture between Related Companies and Oxford Properties Group, the project is located along Hudson Boulevard East between West 35th and 36th Streets (alternately addressed as 514 West 36th Street), with direct access to Bella Abzug Park and the 7 train.
Design-Driven, All-Electric Tower Combines Efficiency, Scale, and Sustainability
Designed by Roger Ferris + Partners (design architect) and Gensler, with lobby interiors by INC Architecture & Design, the building will deliver just under 1.4 million square feet of office space. Floorplates include podium levels of approximately 35,650 square feet and typical tower floors of 26,667 square feet — hyper-efficient and largely column-free. The design features a high-performance glass curtain wall with bronze-hued articulated metal piers, loggias, and multiple cantilevered outdoor terraces. It is targeting LEED Platinum certification and is engineered as an all-electric, carbon-neutral structure.
Developers expanded the project’s square footage by roughly 300,000 square feet after contributing to the Hudson Yards District Improvement Fund and acquiring air rights. Earlier conceptual plans from 2025 described a smaller 47-story, 717-foot, 1.1-million-square-foot tower. Some financing documents refer to a “72-story” total floor count that includes mechanical and podium levels. Current on-site reporting consistently describes the above-grade tower as 52 stories rising to 832 feet.
Anchor tenant
Deloitte signed on as the anchor tenant in 2025, committing to more than 800,000 square feet — approximately floors 16 through 45 — for its new U.S. headquarters. The firm will relocate from 30 Rockefeller Plaza in what is reported as New York City’s largest office tenant relocation since 2020. Upper floors will offer premium space with private terraces and dedicated amenities, including a full-floor club with dining, event, wellness, and multimedia facilities. Leasing for the remaining space is underway.
The project achieved full capitalization on January 4–5, 2026, with a $2.45 billion capital stack that includes a $1.6 billion construction loan — the largest in New York since 2020. The loan was fully underwritten, structured, and led by Wells Fargo, Bank of America, and Standard Chartered, with additional equity from institutional investors. This level of capital commitment aligns with broader confidence in trophy office assets, as seen in the recent $1.65 billion refinancing of One Madison Avenue.

Related Companies and Oxford Properties described the full financing and early construction start as a signal of confidence in the Hudson Yards neighborhood, where their existing office portfolio is 100% occupied. The tower represents the next phase of commercial development on the 28-acre Hudson Yards campus.
As of March, 2026, work continues on the core and superstructure with no reported delays. The project remains one of the most closely watched ground-up office developments in Manhattan amid a selective but resilient market for premium, sustainable workspace.
