Aman Residences, Miami Beach is a landmark ultra-luxury oceanfront development by OKO Group and Access Industries, now rising on the historic site of the former Versailles Hotel at 3425 Collins Avenue in Miami’s exclusive Faena District. Following the completion of deep foundation and advanced soil stabilization works, the project has entered its vertical construction phase, advancing at a pace of roughly one floor every two weeks. The building is expected to top off in early 2026, with final deliveries scheduled for 2027.

Another residence that has broken ground in Miami is the One West Twelve Residences (ONE W12) — a 23-story, 245-foot-tall residential development in the heart of Miami’s Historic Overtown. This signals the demand for luxury residences in the area.

A Symphony of Old and New

Rising across 18 stories the Aman Residences Miami, the building stands as a reconciliation of past and present. Japanese master architect Kengo Kuma has designed a tiered, scalloped tower, visually echoing coastal serenity, while preserving and integrating the original Versailles structure. The restored hotel component will offer 56 Aman-branded rooms, thoughtfully redesigned by Jean-Michel Gathy of Denniston, a longtime Aman collaborator.

Engineering Marvel Beneath the Sand

OKO Group’s ascent was made possible by years of rigorous subgrade construction. Engineers executed a two-level underground parking structure using deep and triple soil mixing, techniques specially deployed to stabilize Miami’s shifting sands and manage groundwater. With these foundational systems in place, the project has entered a streamlined vertical build stage.

The Next Chapter for Ultra-Luxury in Miami

This project represents a fusion of heritage conservation and forward-looking design—where minimalist Japanese influences meld elegantly with Miami’s iconic Art Deco heritage. It mirrors a broader industry trend toward crafting luxury communities that are as visionary as they are rooted in place. In Utah’s Heber Valley, for instance, Angstrom Development Group recently unveiled The Slope, a bold new mixed-use resort community along the Provo River, blending high-end resort living with a walkable village ecosystem. According to Alan Chun, COO of OKO Group, the striking upward momentum of Aman Residences underscores the project’s strength in the market and solidifies Miami Beach’s status as a world-class destination for design-forward luxury lifestyle.

Aman Residences now positions itself in the company of Miami’s most exclusive developments, including Aman’s forthcoming resort in Palm Beach and high-end peers like Casa Cipriani, which is shaping a new benchmark for luxury real estate in the region.
