America’s favorite gas station and convenience store, Buc-ee’s is closer to finding a new home in Boerne, Texas. The project has been on a standstill for a decade following controversies on the location of the 53,471 square-foot development. Earlier last month, the city of Boerne approved a traffic impact analysis for the project being implemented by a Texas-based company that is expanding across not only Texas but also the United States. The approval of the analysis means Buc-ee’s is one step closer to beginning construction on the project, which was first proposed in 2016.

City spokesperson Chris Shadrock noted that the next step ahead of construction is the approval of all of Buc-ee’s remaining permits. “All permits are under review, which includes site development permits and building permits,” he said. However, the city could not share a specific timeline detailing how much longer its permit review process might take. They hope they will manage before locals start to see new construction at the site. Another project of more or less a similar impact being constructed across Texas is the Belt Line road mixed-use project which is at 85% completion.

Shadrock noted that the implementation of a Buc-ee’s in Borne, Texas depends on the expediency of client company in permit applications. “The timeline of review is based on the response time with the permit applicant,” Shadrock noted. “Once they meet all city and state requirements, the permits will be approved.” Nonetheless, Buc-ee’s has not yet commented on an updated timeline for the project which briefly saw “initial” construction work last year.

Last fall, Buc-ee’s made a number of concessions to limit the size and environmental impact of the proposed travel center. The move came following months of community pushback. The concessions allowed the city and the developer to look ahead to the long-delayed project’s arrival. Days after the traffic impact analysis approval, Boerne’s planning and zoning commission and its city council ratified a rezoning request. The request allowed the gas station to build an additional parking lot on a 5.155-acre property located on Interstate 10 West. Furthermore, it is adjacent to its future site at I-10 and U.S. 87 Business.

Upon completion, the travel center will be located just miles from the city’s famed Hill Country Mile. Per Boerne’s Unified Development Code, any project expected to generate more than 100 additional cars on the road during peak traffic times must submit a traffic impact analysis. The analysis evaluates the impact within a two-mile radius that covers various aspects of the road. These include aspects such as roadway segments, access points, and also intersection operations.
