The Broe Group has launched the second phase of its $200 million Cherry Creek North development with a new 175,000-square-foot Class A office tower at 250 Clayton St. Scheduled for completion in Q2 2028, the building will serve as the new headquarters for The Broe Group, Broe Real Estate Group and OmniTRAX.

After the full leasing of phase one, 200 Clayton, this second phase will bring some of the largest office floorplates in Cherry Creek North, with sizes from 25,000 to 30,000 square feet. The Beck design-build development also includes 10,000 square feet of upscale ground-floor retail, designed to meet growing demand in Denver’s top urban office and retail market.

Douglas Wells, CEO of Broe Real Estate Group, emphasized the company’s pledge to the Denver roots and the Cherry Creek market. “We continue to invest in our home market and see strong sustained demand for what has become Denver’s top urban market,” said Wells. He added that 250 Clayton is expected to “deliver an unrivaled tenant experience that will redefine Cherry Creek office space.”

The Broe Group’s core portfolio companies have already committed to occupying 24% of the new development. Brianna Broe, a member of the Broe Family Board, reflected on the firm’s long connection to the community. “For five decades and three generations, The Broe Group and the Broe family have called Cherry Creek home,” she said. “We have taken great care to create a high-quality project that adds to Cherry Creek’s well-earned reputation and inspires what’s to come.”

Amenities include outdoor spaces, a building lounge, multiple rooftop features, and a drive-through visitor entry. The eight-story building will boast floor-to-ceiling windows to showcase the vibrancy of Cherry Creek. Advanced sustainability and energy efficiency measures in the project are designed to exceed City of Denver codes.

Pre-construction work includes relocations of current tenants. OmniTRAX will move from 252 Clayton and The Broe Group and Broe Real Estate will vacate 216 Clayton to temporary office space at 50 S. Steele. It is anticipated that all relocations will be complete by the end of the year, with demolition beginning in January 2026. Other seminal projects by the Broe Group in the area include 200 Clayton, Country Club Towers, and The Seasons of Cherry Creek, making it a formidable developer shaping the commercial real estate landscape of Cherry Creek.

The 250 Clayton Street office tower is a valuable addition to Denver’s ongoing revitalization efforts, complementing major projects like the city’s 41-acre Sports & Entertainment District, which will be anchored by a purpose-built stadium for the new Denver Summit FC.
