In an audacious endeavor, the Anahita Beau Champ team has embarked on creating an integrated village that maintains a deep connection with the soul and untamed beauty of the Eastern region. Spanning 118 hectares and spearheaded by the Alteo group, the development of Anahita Beau Champ expands upon the existing Anahita destination. Guided by the Smart City Scheme (SCS), the project seamlessly blends 50% of residential spaces with 50% of mixed-use areas encompassing shops, schools, and leisure facilities. A substantial portion of the land, encompassing ten hectares, is dedicated to pedestrian promenades, natural parks, and public esplanades with a diverse array of shops. This report provides an exclusive glimpse into this unique “Smart City of another type.
This forthcoming development will feature around fifty residential lots, office spaces, a long promenade, and a natural park. Furthermore, there are plans to establish an educational complex in alignment with the spirit of the East. The project moves forward at the unhurried pace characteristic of the region, exuding a captivating charm.

Beyond being a real estate venture, the Alteo group’s primary aim is to present a new concept of living while dispelling any preconceived notions associated with Smart Cities. By thoughtfully integrating the culture and topography of the East, Anahita has carved out a significant presence in the region. It capitalizes on a sustainable approach, utilizing land that had exhausted its potential due to long-term sugarcane cultivation, all while maintaining its natural and authentic character. The transformation of the former Deep River Beau Champ sugar factory into a space for offices, sports, and other activities exemplifies this philosophy. The old reservoirs will be repurposed into the Zeste, a relaxation area featuring cafes, shops, and inviting spaces to enjoy the fresh air.
The Positive Impact That Anahita Beau Champ’s Project Will bring To Its Residents.
The development includes a working farm where traditional fruits and vegetables will be cultivated. Residents and visitors will have the opportunity to rediscover the bygone “zako apple” trees and carambola trees, among other heritage varieties. Environmental consciousness remains a top priority, ensuring the preservation of sensitive areas, wetlands, and more.
The village’s centerpiece is a beautiful pedestrian promenade that seamlessly blends into the natural surroundings. The residential lots are designed to harmonize with the environment, featuring natural partition hedges instead of solid concrete separations. The residences, not exceeding two floors, are adorned with sheet metal, further blending into the untamed landscapes of the East.
The first phase of the project comprises 15 modern apartments and seven off-plan villas designed by architect Bérengère Croidieu. Additionally, 31 building plots ranging from 900 to 1,700 square meters provide an opportunity for individuals to construct their dream villas, adhering to the area’s specifications. The village will boast educational institutions, a medical center, and international-standard facilities. The second phase will introduce a wider selection of off-plan villas, offering residents a variety of choices to suit their preferences and budget.
