Approval for Heron’s Yard, a student accommodation scheme in Newcastle has been received by Downing, a property developer and operator. The 14-storey development will be located on Heber Street. It will consist of 294 studios and 117 shared cluster flats, providing a total of 411 bedrooms. The project is designed by architect SimpsonHaugh. It thus aims to meet the growing demand for high-quality students living in the city.
Heron’s Yard is the final phase of Downing Plaza, a development that has been delivered over the past decade. Downing Plaza includes Newcastle University Business School, over 1,800 student bedrooms, a 183-room hotel, and extensive retail space. The strategic location of Heron’s Yard positions it as a gateway to Newcastle City Centre, catering to the vibrant student lifestyle.

The development is designed to a BREEAM Excellent standard. Thus, it will showcase Downing’s commitment to sustainability. Sustainable features are integrated throughout the project. To foster a sense of community, Heron’s Yard will feature a beautifully landscaped courtyard. As a result, it will offer students a private outdoor space for relaxation. The development will also include ample internal amenity space, catering to the diverse needs of its residents.
George Tyson, projects director at Downing, expressed delight at securing committee approval for Heron’s Yard, considering it the final piece of their transformative Downing Plaza development. He emphasized Downing’s commitment to providing high-quality spaces that enhance the local community and meet ambitious environmental, social, and governance (ESG) targets.
