The 10.36-acre site is set to be bought for the construction of a £33.5M residence dubbed Thornwood Park in Essex. Weston Homes, a large-scale homebuilder, has already exchanged contracts for the site that is situated in the Epping village.
Up to 62 new family homes will be provided by the new £33.5 million (GDV) residential development. The project will have gardens, landscaping, a community orchard, and parking. It will also have approximately 4.7 acres of public open space in the form of a pocket park.
The agreement to buy the Thornwood village site off High Road is contingent upon planning approval. This approval (Resolution to Grant Outline Planning Permission) allows for the demolition of the site’s existing buildings. Later, up to 62 new homes will be constructed, including 40% onsite affordable housing.
The new development will include family homes with two, three, four, and five bedrooms. The orchard and pocket park will also give Thornwood Park a leafy and green “garden suburb” feel. Furthermore, it will provide the new location with a tonne of green open space for leisure. The site has some abandoned homes, outbuildings, and a clay pigeon range.

Thornwood Park is part of Weston Homes’ plans to construct over 7,500 new homes
The acquisition of the 10.36 site in Epping is the first of several sites currently subject to negotiations. They are part of Weston Homes‘ plans, first announced in November 2022. The initiative is set to invest up to £500 million in strategic land acquisitions over the next five years. These will add to the company’s current $2.13 billion pipeline of developments in London and the South East. As a result, over 7,500 new homes will be constructed.
