A 34-acre business park development dubbed Arcola Center has commenced construction in Dulles, Virginia. Recently, the developer, St. John Properties hosted an official groundbreaking ceremony to mark the project’s milestone. This initial phase of the development plan will include about 100,000 square feet of flex/R&D space.

Prior to the construction phase, the Loudoun County Planning Commission approved the Arcola Center development in a unanimous vote. Afterwards, the Loudoun County Board of Supervisors granted the developers the final approval last January.

According to St. John Properties’ regional partner, Matt Holbrook, Loudoun County doesn’t have enough of the flex/R&D product. Therefore, he said his company is currently developing the product to support the local companies that need it for their operations. Holbrook said the project would provide jobs for the long term including with a home for both small and large businesses

Development plans for the Arcola Center development

St. John Properties has broken ground on four buildings for the first phase of the Arcola Center development. However, the developer expects to develop a total of 10 flex/R&D/office buildings for the entire project. These 10 buildings will feature 340,000 to 450,000 square feet of R&D/office/flex space.

The first four buildings for the Arcola Center development will each range from 22,240 to 45,120 square feet of space.  Free parking will be available on the property along with flexible suite sizes to support a variety of end-users. All four single-story buildings will feature 16 to 18-foot clear minimum ceiling heights. Additionally, the buildings will be designed to meet the LEED certification standards of the U.S. Green Building Council (USGBC).

The location of the Arcola Center development will be at the intersection of Loudoun County Parkway and Dulles West Boulevard. Therefore, it offers easy commutes to the Dulles Toll Road and Dulles International Airport which are approximately 5 miles away. Additionally, the property is also adjacent to the Dulles Landing retail development and the future Shops at Arcola Center.
