Construction will soon commence on a speculative 2 million square foot industrial facility in Lebanon, Tennessee, dubbed Earhart Industrial Park. The developer, Griffin Partners has already started site preparations for the location at Nashville’s I-840 bulk industrial corridor.

However, the project’s location is fairly hilly and Griffin expects the initial site work to reach completion in 9 months.  The developer is currently moving over 1 million cubic yards of earth to build two large warehouses at the site. But once this initial phase is complete, construction will commence on both spec industrial warehouses. Griffin has also partnered with Foundry Commercial on the project and its delivery date is set for Q3 2024.

A Foundry Commercial partner, Alexander, pointed out that the Earhart Industrial Park project was quite unique in the region. Especially since, there are currently no vacant buildings in Lebanon’s industrial corridor, to accommodate tenants that need substantial square footage. She said it came in at a time when construction on similar projects in the area had either slowed or stalled.

Development plans for the Earhart Industrial Park

Upon completion, Earhart Industrial Park will be the largest industrial park in the region, featuring two large warehouses. The first building will span over 863,000 square feet, with 367 car parking spaces and 196 trailer parking spaces. While the second warehouse will be over 1.1 million square feet. It will house 448 car parking spaces and 284 trailer spaces. Additionally, both warehouses will be designed with depths of 640 feet and clear heights of 40 feet.

Griffin’s President of Development, Travis Covington,  said his company was excited about officially breaking ground on the Earhart Industrial Park. He described it as a first-of-its-kind development in the region with an impressive footprint of 2 million industrial square feet. Covington also said Griffin would work alongside Foundry Commercial’s team to bring the right tenant mix into this stellar industrial development.
