The first of three residential towers at The Stacks, a 2.7 million-square-foot mixed-use development in Washington, D.C.’s Buzzard Point neighbourhood, has been completed by Clark Construction, Akridge, and National Real Estate Development. The structures will house 1,100 flats once construction is complete.

This accomplishment signifies the end of the structural concrete work on Building B. The three 14 story buildings at Buzzard Point have been shaped using a total of 66,000 cubic yards of concrete since construction began in May 2022. Buildings A and C’s concrete operations must be finished before the crew can finish the building’s exterior and interior work.

Akridge, Bridge Investment Group, Blue Coast Capital, and institutional funds under the management of National Real Estate Advisors all have joint ownership in the project. For the project’s initial phase, Bank OZK issued a construction loan in the amount of $367 million.

Affordable housing at The Stacks residential tower

Housing categorised as affordable makes up more than 10% of the residential units. Phase One will also contain a residential component and 35,000 square feet of retail space. Additionally, 300,000 square feet of below grade parking and loading space, and a 15,000 square foot community park. A prominent feature of the site will be a walkway just for pedestrians that will take guests from Audi Field adjacent to the Anacostia River beachf ront.

Phase One is expected to be finished in 2025. The Stacks will have also two hotels, and 80,000 square feet of retail space. Furthermore, it will have 2,000 multifamily residences, and about 250,000 square feet of office space when fully developed. The community meets LEED Gold standards. It includes energy saving elements like solar panels and rainwater-retention installations as part of the companies’ sustainability activities.
