An 815 Unit mixed-use community dubbed South Creek by Beechwood is set for development in North Carolina. Recently, the city council approved the development plans for the Beechwood Carolinas project which will most likely break ground by late 2024. In 2021, Beechwood Carolinas, a division of The Beechwood Organization acquired a 130-acre site to build the residential project. Obey Creek Ventures LLC sold the property to the developer for $7.25 million.
The South Creek by Beechwood development will take place at 4511 S. Columbia St. Therefore, its location is right off the 15-501 corridor, which provides easy access across the Raleigh-Durham area. Additionally, the community will be surrounded by several nearby dining options, green spaces and retail centres. It’s also in close proximity to the University of North Carolina’s location at Chapel Hill, which is 2.5 miles away.
Development plans for the South Creek by Beechwood community
South Creek by Beechwood will be completed in phases and the developer expects the first homes to open in 2025. The developers are hoping to open the first homes in 2025, as the community will be developed in phases. FMK Architects and Lee Bowman of Legion Land & Development are also part of the project’s development team.
The residential portion of the South Creek by Beechwood community will include a mix of apartments, townhomes, and condominiums. Therefore, future renters and buyers will have the option of choosing from 120 apartments, 606 condominiums, and 89 townhomes. The apartments and condominiums will have studio, one, two, and three-bedroom floor plans ranging from 525 to 2,725 square feet. While the townhomes will offer three-floor plans with sizes ranging between 1,600 and 2,900 square feet.Â
Affordable housing at the Beechwood community
Out of the 815 residential units at South Creek by Beechwood, 15% will be reserved as affordable homes for sale. According to Beechwood, this will be the largest number of affordable for-sale and rental residences in any recent development. The developer also said the wide variety of housing types offered in the community would meet Chapel Hill’s diverse housing needs.

Besides the residential component, South Creek by Beechwood will feature commercial and retail spaces. The size of this component will range between 21,000 to 52,000 square feet, depending on local market needs and demand. Beechwood’s design for the commercial buildings accentuates the residential elements, fostering a community where locals and homeowners connect to the community. Residents will have access to a lively entrance corridor leading to a streetscape within the vicinity. The developer aims to promote outdoor dining, strolling, and community engagement with this experience.
Additional amenities featured at the South Creek by Beechwood community, include EV charging stations and bicycle parking spots. It also provides convenient access to the Bus Rapid Transit and promotes sustainable transportation and connectivity. Furthermore, a plaza with an open lawn will be available on the property to serve as a collective gathering space. This will provide room for hosting various community events, entertainment, fitness classes, and holiday celebrations.Â
