The star, a newly proposed office tower in Hollywood, has received a unique and stunning new design along with a staggering new price tag. Located at 6061 Sunset Boulevard, the building was proposed by The Star LLC and was originally designed by Foster + Partners. The first proposal was announced in 2021 however, Miracle, the CEO of The Star LLC decided to do away with the first design because she wanted to incorporate garden-like outdoor spaces. These, she said, have proved increasingly attractive to office tenants since the pandemic temporarily drove workers out of confined quarters.
“We have worked with leaders in the creative and tech industries to redefine The Star into a project that both fits perfectly into Hollywood’s urban fabric and captures the evolving workplace,” said Maggie Miracle.
Project Scope
It will take up 525,000 square feet in 22 stories. The office building has a new price tag of US$1 billion and will be located on two acres of land near the Sunset Gower Studios. Lord Norman Foster designed the greenery-laden “vertical campus” which will feature restaurants, entertainment production space, a theater and exhibition space for art shows and other events on the Star’s ground level. Parking for nearly 1,300 vehicles would be underground. Miracle added that the building’s landscaped outdoor decks, indoor gardens and rooftop restaurant would distinguish it from other office buildings.

Construction Timeline
Construction has been projected to begin in 2026 and be completed in 2029. The plans also include a pathway to loop around the tower. It will be accessible from Sunset Boulevard on both sides of the building. A lower structure next to the tower would be wrapped with an expansive LED video screen showing digital art and images generated by tenants, Miracle said. Current rules would not allow it to be used for advertising.

Foster + Partners is taking the reins from MAD Architects. They had designed the original iteration of The Star at a cost of US$500 million. In lieu of the domed structure capped with a terrarium-like space previously envisioned, the new design of The Star is cylindrical in shape and inlaid with spiraling gardens rising from the street level to a proposed rooftop restaurant.

One Beverly Hills
The Star is the second major project for Foster + Partners in the Los Angeles area, following the $5-billion One Beverly Hills complex now under construction next to the Beverly Hilton. One Beverly Hills is being developed by Cain International and will sit on Wilshire Boulevard. It is also the home of the Waldorf Astoria Beverly Hills. It is a 10-story, 78-suite hotel that will also feature 30,000 square feet of commercial space. Furthermore, it will feature subterranean parking for roughly 1,900 vehicles. Aman Resorts will operate both the hotel suits and the residential condos. Additionally, it will manage the 100,000 square foot private club.
