Updated August 2025 – Park Algodon, situated at the northwest corner of Loop 101 and Indian School Road in Phoenix, is a speculative industrial project planned in two phases across 87 acres. At full build-out, it will deliver approximately 1.3 million square feet of space. Phase one includes four buildings totaling 766,000 square feet, designed to accommodate tenants ranging from 16,000 to 317,000 square feet. Phase two will feature a single 556,000-square-foot facility. The state-of-the-art buildings will offer 32’–36’ minimum clear heights, robust power capacity, and generous employee parking. LGE Design Build is overseeing both architecture and construction, with phase one scheduled for completion in Q3 2025. Leasing is being managed by Mike Haenel, Andy Markham, and Phil Haenel of Cushman & Wakefield.

Beyond the industrial aspect, Creation is embarking on a separate venture known as The Shops at Park Algodon. Spanning seven adjacent acres, this project will see the development of over 14,000 square feet of restaurant and retail space, in addition to four pads dedicated to restaurant development. The architecture and design of The Shops are poised to align with Creation’s other successful developments in Phoenix and Tempe, specifically The Colony and The Collective.
