Haslam Sports Group, owner of the Cleveland Browns, will team up with several partners to develop a mixed-use neighborhood called District 46 at CrossCountry Mortgage Campus in Berea, Ohio.

While Haslam Sports Group continues to push ahead with plans to build a domed stadium for the Cleveland Browns in Brook Park, they now present a vision for the area surrounding the team’s headquarters in Berea.

District 46

District 46 will include an upscale hotel that Crawford Hoying will develop and Shaner Hotel Group will operate, a sports medicine facility that University Hospitals will operate, market-rate apartments, a community field with lines for multiple youth, high school, and adult amateur athletes to use, a parking garage, and a 30,000-square-foot retail space to support the pedestrian-focused neighborhood. AoDK leads the developments’ master planning architecture.

Haslam Sports Group said District 46 at CrossCountry Mortgage Campus will also feature a field house for community use and a parking garage when it opens in early 2027.

The project mirrors other NFL training facility/headquarters-focused mixed-use developments, like The Star in Frisco, Texas, and Viking Lakes in Minnesota. In 2019, the Browns and the city of Berea agreed to extend their lease to keep the team’s training and business base there until 2039. Berea sits 20 miles southwest of the team’s Huntington Bank Field stadium in downtown Cleveland.

“The Browns and Haslam Sports Group deeply value our partnership with the City of Berea and Mayor Kleem. This expansion project will create lasting benefits for our entire neighborhood,” said Haslam Sports Group Chief Operating Officer David Jenkins. “Together with DiGeronimo, University Hospitals, and Berea City Schools, we will transform District 46 at CrossCountry Mortgage Campus into a vibrant community hub.”

Development Plans

The sports group said they will release more development plans in the months ahead.

Recent headlines highlight Dee and Jimmy Haslam’s proposal to relocate the Browns from their lakefront Cleveland stadium to a new domed facility in Brook Park. The Brook Park stadium plan features an entertainment district blending retail, residential, and hotel spaces.

“We welcome this opportunity to strengthen our partnership with the Haslam and Johnson families and the Cleveland Browns through District 46,” said Berea Mayor Cyril Kleem. “This development will enhance our city and create exciting growth opportunities for our residents.”

Funding for the District 46

McDonnell notes that while the stadium projects require public funding, private investors will finance most of the Berea development. The city seeks just $15 million in state funds for the public recreation center and sports fields. Recent estimates suggest building the new development will cost about $221 million.
