Dallas, Texas – January 5, 2026 – High Street Residential (HSR), the residential development arm of Trammell Crow Company (TCC), has commenced construction on a 394-unit multifamily project directly integrated into Dallas Area Rapid Transit’s (DART) SMU/Mockingbird Station. The development forms part of a broader, multi-phase transit-oriented plan to transform approximately 16 acres of underutilized DART-owned surface parking into a walkable, mixed-use neighborhood centered on public transit.
The seven-story apartment community is scheduled for completion by the end of 2027.
Transforming Underutilized Transit Land into a Mixed-Use District
Located at the northeast corner of Twin Sixties Drive and Worcola Street, the project exemplifies transit-oriented development (TOD), prioritizing density, walkability, and reduced reliance on private vehicles. The site benefits from immediate rail access and proximity to Southern Methodist University (SMU), retail corridors, and employment hubs across Dallas.
According to TCC, the development supports a “car-light” lifestyle while advancing the City of Dallas’ broader mobility and housing objectives.
Residential Design and Unit Mix
The development will deliver a range of studio, one-bedroom, and two-bedroom apartments, with unit sizes spanning from 524 to 1,484 square feet. Interior finishes emphasize durability and modern living, including stainless-steel appliances, quartz countertops, luxury vinyl plank flooring, and integrated smart-home systems.
Lifestyle and Community Amenities
Residents will have access to a comprehensive amenity package designed to support work, recreation, and wellness—mirroring the premium lifestyle focus seen as the $150 million finance package is secured for Rilea Group’s Rider Wynwood residential development in Miami. Highlights include a resort-style swimming pool with fire pits and grilling areas, a full fitness center, co-working spaces, a dog park, and secure bicycle facilities with direct access to the University Crossing hike-and-bike trail.
A signature feature of the development is a seventh-floor Skydeck offering panoramic views of the Dallas skyline, complemented by a private dining room and outdoor balcony. The property also incorporates EV charging stations and benefits from an 86 Walk Score, underscoring its pedestrian-friendly design.
Public Parking and Transit Integration
Delivered concurrently with the residential project is a 500-space, below-grade parking garage. The facility will be open to the public and primarily serve DART riders and visitors to Mockingbird Station, reinforcing the site’s role as a regional transit hub.
City Support and Affordable Housing Commitment
The City of Dallas is supporting the project through Tax Increment Financing (TIF), enabling critical public infrastructure improvements. As part of the agreement, 20% of the residential units will be offered at affordable rates, aligning with the city’s strategy to expand attainable housing options within transit-served corridors.
City and DART officials describe the project as a model public-private partnership that integrates housing, transportation, and long-term neighborhood investment.

Project Team and Delivery
The project was designed by Dallas-based architecture firm GFF Design and is being constructed by Andres Construction Services. Santander Bank is providing construction financing for the multifamily component.
