The Logistics Park Phoenix is a $3.2 billion, 4,320-acre rail-served intermodal terminal and warehouse park developed by BNSF Railway in northwest Maricopa County, Arizona. Despite a November 2025 zoning setback driven by local traffic and water concerns, BNSF commenced early earthwork construction on a 350-acre parcel in March 2026. The proposed hub targets initial operations by 2027, projecting 76,000 jobs and a massive $7.2 billion in annual regional economic impact. This massive regional expansion is complemented by more localized industrial successes, such as Creation and Clarion Partners completing the $250 million Park Algodon industrial and mixed-use project in West Phoenix, which provides a critical new node for Class A industrial space in the land-constrained Phoenix market.

BNSF logistics center in Arizona clears first major regulatory hurdle

While BNSF Railway still has some time before its expansive Phoenix-area commercial real estate project receives full approval, it has cleared an important initial voting milestone. The $3.2 billion rail and logistics center, planned to span 4,300 acres in Arizona, recently gained momentum.

According to the Phoenix Business Journal, the Maricopa County Planning and Zoning Commission has recommended approval for a comprehensive plan amendment covering 839 acres of the project, now named Logistics Park Phoenix. The amendment will be presented to the Board of Supervisors for a final vote on Dec. 11.

Logistics Park Phoenix is a large-scale project implemented through the substantial investment in Arizona’s infrastructure. To address the growing need for an expanded rail system in the Phoenix metropolitan area. The project site will include 18 million square feet of warehouse space. And a 1,100-acre rail-served industrial park, designed to attract hundreds of companies seeking to establish or expand their market presence in the area. An intermodal facility and an associated logistics park and logistics center with rail-served sites and additional features will provide business entities with freight services.

Especially disadvantaged groups and local residents have actively opposed this project due to the expansionist pipeline project’s impact on their homes in the desert.
