Despite a November 2025 zoning setback driven by local traffic and water concerns, BNSF commenced early earthwork construction on a 350-acre parcel in March 2026. The proposed hub targets initial operations by 2027, projecting 76,000 jobs and a massive $7.2 billion in annual regional economic impact. This massive regional expansion is complemented by more localized industrial successes, such as Creation and Clarion Partners completing the $250 million Park Algodon industrial and mixed-use project in West Phoenix, which provides a critical new node for Class A industrial space in the land-constrained Phoenix market.

BNSF logistics center in Arizona clears first major regulatory hurdle
According to the Phoenix Business Journal, the Maricopa County Planning and Zoning Commission has recommended approval for a comprehensive plan amendment covering 839 acres of the project, now named Logistics Park Phoenix. The amendment will be presented to the Board of Supervisors for a final vote on Dec. 11.
