The Charlotte-based developers, Marsh Properties and Aston Properties have begun construction on their 2825 South Office building; this is a six story office building that is currently being built  at a site, which was previously home to the Sedgefield Shopping Center.

The development of this 2825 South Office building marks the third phase of the Sedgefield Shopping Center redevelopment, which has been in preparation since 2013 and is expected to be completed by spring of 2023. This 138,000-square-foot office building will be developed on a 42 acre site, located on South Boulevard at Elmhurst and Marsh roads, Charlotte.

The 2825 South office building is designed to include flexible floor plates which give businesses  the freedom to work with either full-floor or multi-tenant options. The four floors of office space will be positioned at the top of a two-story open structured garage with about 435 parking spaces. Tenants will also have an amazing view of the City through the floor-to-ceiling windows and Corner balconies of the building. In addition, the building will also feature 20,000 square feet of ground-level retail and restaurant space, with provision for indoor and outdoor seating arrangements.

LS3’s design for the 2825 South office building includes building systems technologies

LS3P, the architects of the 2825 South Office building have also incorporated other features to the building’s design that showcase current and future work trends, and some of these building systems technologies include touchless automatic entry doors, a large, open main and elevator lobby for social distancing, skylights for air-filtration systems, washable material finishes and a UV CleanAir air sanitization and filtration system for elevators.

The president of Marsh Properties, Jamie McLawhorn, mentioned that the company was excited about including the 2825 South Office building to the Sedgefield redevelopment project. The remaining office space available for potential tenants is now about 93,000 square feet; after 10,000 square feet of the space was leased by Aston for their new headquarters and another 15,000 square feet was also leased by Samet Corp, the general contractors for the project.
