The Life Time Coral Gables, one of the major mixed-use development projects in Coral Gables, has finally been completed and is now open for use. This $500 million facility was developed through a partnership between Nolan Reynolds International, an integrated real estate company based in Minnesota and Life Time Fitness, a health club chain.
Located between 237 South Dixie Highway and 255 South Dixie Highway in Coral Gables, the Life Time Coral Gables rises 14 stories high and spans over 1.2 million square feet, with an architectural design portraying an H-shaped structure that is connected in Mediterranean style, with ample spaces of amenity decks. The architectural design of this project was handled by the New York-based, Gensler, while the construction was managed by the London-based Balfour Construction company.

Life Time Coral Gables operates round the clock and is made up of an athletic resort and a spa, occupying about 80,000 square feet in total. The resort and spa house approximately 400 cardio equipment; a recovery parlor for chiropractic and massage treatments; and a fitness center for barre, yoga, cycling, and Pilates. The facility also features a bistro on the rooftop, with two pools; a multi-purpose hall for sporting activities; a Kids Academy; and a café.
The living area of Life Time Coral Gables consists of 495 high-end luxury residences. These residences are made up of 436 square foot studios, three-bedroom 1,539 square foot apartments and several penthouses spanning over 2,252 square feet are also part of the residential components. In addition, a co-working center occupying about 25,000 square feet, called Life Time Work is also part of the facility’s design. Members can use the Life Time Work facility on a monthly basis as an office or a lounge area.
Tenants have already begun taking up spaces in the facility and some of them include Graziano, an Argentine restaurant that will be occupying the ground floor of the Life Time Coral Gables, and Trader Joe’s, a chain of grocery stores, opting to occupy the ground floor retail spaces, which are sitting on about 105,000 square feet of land.
