The construction of the 99,831 SF six-story apartment building on the site of a former parking lot at 2147 Washington Street in Roxbury, a neighbourhood within the city of Boston, Massachusetts, has begun.
The project is developed by New Atlantic Development, a Boston-based real estate development company dedicated to the creation and preservation of vibrant and diverse communities, and DREAM Development. It is expected to be completed by the summer of 2024.
Kaplan Construction, a WBE general contractor and construction management firm providing comprehensive building programs including preconstruction planning, construction management, design-build services, and general construction for commercial, healthcare, multi-family, worship, and institutional clients, was engaged to help with pre-construction and general contracting
Overview of the 99,831 SF six-story apartment building
The first level of the 99,831 SF six-story apartment building, designed by DREAM Collaborative, the design arm of DREAM Development, will comprise 2,000 square feet of cafe/restaurant space for the Haley House Bakery Café, 4,400 square feet of artists maker space, and 2,200 square feet of flexible retail/commercial space. In addition, a below-ground garage will house 31 parking spaces for building inhabitants.
Floors 2-5 will house 62 affordable rental apartments. Half of the units will be sold to artists and others involved in the creative economy. The sixth level will have 12 for-sale condominium units, four of which will be affordable at 70% AMI, four at 100% AMI, and four at market rate. The present program contains eight studios, 33 one-bedroom apartments, 28 two-bedroom apartments, and five three-bedroom apartments, as well as a leasing office. Residents will have access to the community area on the second floor.

The project is developed in accordance with the city of Boston’s new Zero Net Energy law. The building will be outfitted with solar panels to balance its demand from the grid, in accordance with new energy regulations. Throughout the project, the project team will work closely with the city of Boston to optimize community involvement, local hiring, and MBE/WBE participation.
