The multifamily development named ‌Aliro‌ ‌Apartments‌ ‌in‌ ‌North‌ ‌Miami‌ ‌Beach‌, owned by the New Jersey-based Optimum Properties, will soon see a  $120 million renovation and expansion. The New York investment giant Blackstone and BRE Portofino MF property in partnership with Optimum Properties are working together on the development of this multifamily project, which is slated to  break ground by early 2022.

 The Aliro Apartments, which is a multifamily property located at 1820 N.E 142nd St,  is already made up of 870 residential units spanning five buildings. Extensive renovations are expected to take place on these five apartment buildings with a design of radius balconies to be included. The expansion will see the construction of a new building proposed to be nine stories high, which will consist of 516 apartments.

Finfrock, a design and building company based in Apopka will serve as the structural engineers and general contractor for the Aliro Apartments expansion. Finfrock architects were also contracted to design the project. President of Finfrock Bill Finfrock noted that the challenges to be experienced will be the inconvenience of the residents and disruptive construction as the 870 residential units are already occupied. He also pointed out that Finfrock has come up with a unique building solution, where most of the construction work will take place off-site at their manufacturing facility in Belle Glade, Florida to minimize heavy traffic.

‌Aliro‌ ‌Apartments‌ ‌new  Leisure Building

The developer Finfrock intends to also construct an amenity building, as part of the Aliro Apartments; which will include a wide array of luxury amenities on the 21,200 square meter building. This new leisure building will be made up of a 3,700 square foot café, a market, and a clubhouse occupying 2,600 square feet. It will also feature residential storage space covering about 5,500 square feet; a work-from-home lounge of about 1,800 square feet; a 3,300 square feet fitness center; and an extra 4,300 square feet of retail space, and a pet spa. 

Bill Finfrock also expressed his excitement over their partnership with Optimum Properties on the Aliro apartment construction, as it serves to showcase their vertically integrated design-build and manufacturing capabilities.
