A major new industrial development is set to emerge in South Fort Worth. ALTO Real Estate Funds said it will break ground on September 15, 2025, for the $40 million ALTO Carter Park 35, a Class A building. The 342,790-square-foot facility will be on a 20-acre site with direct access frontage along I-35W and delivered in the third quarter of 2026.

Carter Park 35 is adaptable, with space for five tenants. The design features a 40-foot clear cross-dock configuration and a 32-foot clear rear-load option to accommodate diverse user needs ranging from distribution to logistics functions. The property — more than 760 feet of highway frontage with visibility and direct access to I-35W — positions tenants within minutes of DFW International Airport and the Alliance industrial park.

Project team

To bring the project to fruition, ALTO has lined up a team of well-known industry players. Bratjen Construction will be the general contractor, with IDV managing development, Powers Brown as architect, and Kimley Horn as civil engineer. HPI will provide leasing.

Carter Park 35 is part of a broader wave of industrial development across the U.S. In Phoenix, for example, Park Algodon is advancing as a speculative industrial project planned in two phases across 87 acres at the northwest corner of Loop 101 and Indian School Road.
