The long-anticipated Palm Beach project, developed by OKO Group in conjunction with Access Industries, has now reached its vertical-building phase at the site of the historic Versailles Hotel, situated at 3425 Collins Avenue in the coveted Faena District, Miami. After completing deep foundation work, including advanced soil stabilization, the structure is now ascending, with construction progressing at a pace of approximately one floor every two weeks. Deliveries are expected by 2027, with the building’s topping off slated for early 2026.
A Symphony of Old and New
Rising across 18 stories, the building stands as a reconciliation of past and present. Japanese master architect Kengo Kuma has designed a tiered, scalloped tower, visually echoing coastal serenity, while preserving and integrating the original Versailles structure. The restored hotel component will offer 56 Aman-branded rooms, thoughtfully redesigned by Jean-Michel Gathy of Denniston, a longtime Aman collaborator.
Engineering Marvel Beneath the Sand
OKO Group’s ascent was made possible by years of rigorous subgrade construction. Engineers executed a two-level underground parking structure using deep and triple soil mixing, techniques specially deployed to stabilize Miami’s shifting sands and manage groundwater. With these foundational systems in place, the project has entered a streamlined vertical build stage.
