Construction of a 604,064-square-foot industrial complex dubbed Blue Springs Park in Georgetown, a city in central Texas. The complex will be built by Molto Properties. Although the Chicago-based developer already has several industrial developments in Texas, this one will be it’s first in Austin.
Blue Springs Park has been designed as a three-building speculative industrial complex to accommodate a wide variety of tenants. These three buildings will house manufacturing, logistics, or distribution users. However, the industrial development is expected to serve not just Austin, but the entire North Austin market.

The Blue Springs Business Park is ideally positioned within 5 miles of Texas State Highway 130, with highly desirable highway visibility. The construction is taking place on a 43-acre site located at 610 Blue Springs Boulevard just off I-35. Therefore, its location provides several entry and exit points along Blue Springs Boulevard and Southeast Inner Loop. In addition, it also offers good transit accessibility, since the location is only 31 miles away from the Austin-Bergstrom International Airport.
Design plans for the Blue Springs Park
The largest of the three buildings at Blue Springs park will be a 310,366-square-foot building, with a 36-foot clear height. But the two smaller structures will consist of a 124,914-square-foot building and another 168,784-square-foot building, each having a 32-foot clear height. A cross-dock design is used for the largest building, while a rear-load configuration is applied to the two smaller structures.
Furthermore, the Blue Springs park features several amenities which include 170 dock high doors and six-grade level ramps. Provisions will also be made for 90 trailer parking spaces and 580 car parking spaces. According to the developers, this first logistics project is scheduled to be delivered by the second quarter of 2023.
Molto has selected a group of firms to work on the Business Industrial park. This development team includes Burton Construction, as the project’s general contractor, along with Seeberger architecture and Langan Engineers for the design. Meanwhile, Transwestern is in charge of the marketing and leasing arrangements for the business park. Transwestern’s team consists of V.P Carter Thurman and Senior Associate, Nash Frisbie.
