The construction of Delford, a six-story, 160-unit luxury multifamily building by Tulfra Real Estate, has begun at 120 West Passaic Street in Rochelle Park. This comes after the developer successfully obtained a $34.8 million construction loan from Provident Bank. JLL Capital Markets handled the finance on behalf of Tulfra Real Estate.

The Delford is scheduled to be finished in 2024. It will have one- and two-bedroom homes. The homes will have luxurious finishes, cutting-edge appliances, and a host of contemporary amenities.

These amenities include an on-site concierge, a lounging area, a rooftop terrace, coworking offices, and a fitness center. Moreover, there will be a swimming pool with a lounging deck and barbecue grills, and covered parking in a two-story garage.

The Delford has been praised as one of Bergen County’s best and most sought-after real estate development sites.

This is because for one it is close to practically every major route. These include Routes 4, 17, and 208, and Interstate 80, in addition to the Garden State Parkway. Moreover, George Washington Bridge is 15 minutes drive from the project, and routes 17 and 4 offer public transportation.

Furthermore, the site is situated right next to the Westfield Garden State Plaza shopping center. Additional shopping, dining, and lodging options are just a few of the many retail and entertainment options available to residents.

A component of the Village Center of Rochelle Park

The Delford is a component of the Village Center of Rochelle Park. The latter is a mixed-use building with 100,000 square feet of self-storage space. It was later sold to a self-storage operator and currently includes 8,000 square feet of retail space.
