The Belt Line Road mixed-use development in Far North Dallas, Texas, begun construction. The project involves the redevelopment of an existing site to include new retail, office, and commercial uses. The development will feature approximately 135,000 square feet of office space and 81,500 square feet of retail space along Belt Line Road, east of the Dallas North Tollway. Plans include a central park and landscaped areas intended to connect the buildings. The western portion of the site, adjacent to Prestonwood Country Club, includes existing retail spaces and two three-story office buildings overlooking the golf course.
The project is being developed by Triten Real Estate Partners in partnership with Catlyn Capital at 5494 Belt Line Road. Architectural and landscape design services are being provided by O’Brien Architects, SMR Landscape Architects, and Studio DWG. The plans include a 30,000-square-foot urban park linking office buildings with approximately 20,000 square feet of restaurant and bar space. Existing tenants at the commercial center include Mesero, Crisp & Green, MyEyeDr, and EVO Cinemas. Retail leasing is being managed by Venture Commercial Real Estate, while office leasing is being handled by Holt Lunsford Commercial.
Other than the Beltline Road mixed-use project, another major infrastructure project taking shape is America’s favorite gas station and convenience store, Buc-ee’s, which is closer to finding a new home in Boerne, Texas. The project has been on a standstill for a decade following controversies on the location of the 53,471 square-foot development. Earlier last month, the city of Boerne approved a traffic impact analysis for the project being implemented by a Texas-based company that is expanding across not only Texas but also the United States. The approval of the analysis means Buc-ee’s is one step closer to beginning construction on the project, which was first proposed in 2016.

Latest Progress on Project
As of late 2025, the Atlanta Beltline project is roughly 85% advanced, with major focus on mixed-use development at the 20-acre Murphy Crossing site and new projects at 356 University Avenue, 425 Chappell Road, and 579 Garson Drive. The Beltline continues to drive $10 billion in private development, focusing on affordable housing, including the expansion of the Legacy Resident Retention Program to over 220 homes.
