One block west of Venice High School, apartment builder Wiseman Residential has started building on yet another project, The 1600 Venice, in Los Angeles. A few smaller buildings will be replaced by the new construction when it rises from a lot at 1600 E. Venice Boulevard.
According to plans, a new, four-storey structure with 77 rental units and 43 spaces for parking will be developed. The plans were approved by the Los Angeles Planning officials back in 2020. Furthermore, using incentives from Transit Oriented Communities, Wiseman was able to get the site’s zoning limitations lifted.

Seven of the new flats will be designated as deed-restricted, extremely low-income housing in exchange for the development bonuses. The 1600 Venice, which is being designed by Robert James Taylor Architects, is pictured in a rendering as a modern low-rise building covered in a combination of stucco and brick veneer.

A modest center courtyard and a rooftop amenity deck are also included in the plans. Along with new mixed-use and multifamily buildings finished by LaTerra Development close to Centinela Avenue, the new apartment complex is the latest in a succession of recent constructions along Venice Boulevard between the Mar Vista and Venice neighborhoods.
Wiseman is now developing two projects in the Venice neighborhood, the other being the one at 1600 Venice. The other is at 1808 Lincoln Boulevard, a mixed-use building with 50 apartments and ground-floor retail.
