Birmingham-based Harbert Realty Services and its general contractor, Live Oak Contracting recently broke ground on The Hendricks Apartments at San Marco, Florida.
The developers received a permit from the city, allowing them to go ahead with the demolition of the existing church buildings on the site. Realco Recycling Inc. will demolish the three South Jacksonville Presbyterian Church buildings at 2139 Thacker Ave, to give way for the construction of The Hendricks Apartments.

Located at 1520 Alford Place, just across Hendricks Avenue from historic San Marco Square, The Hendricks Apartments will be developed on a 2.09-acre site next to the Publix-anchored East San Marco retail center which is currently under construction.
The four-story building is designed to provide 133-unit apartments, with a central courtyard connected to an adjacent three-level parking deck. It will also consist of seven studio rooms, 104 one-bedroom and 22 two-bedroom units. Provision will also be made for common areas and amenities for shared use by residents, and these include a pool, yoga lawn, clubhouse and fitness center.
David Williams, the Harbert President and CEO mentioned that The Hendricks Apartments investment was worth $32 million and he believes that it will stand out in the community, as the largest commercial investment in San Marco Square.
The companies working on developing The Hendricks apartments, include the site owner, Harbert Realty Services; project cosponsor, Corner Lot Development; equity partner and property manager, GMC Properties; general contractor, Live Oak Contracting, civil engineer, Envision Design, and architectural company is Group 4 Design. Construction on this project is expected to be completed by January 2023.
LeAnna Cumber, a District 5 City Council representative, pointed out that The Hendricks Apartments project would provide residents with more housing options and encourage pedestrian activity and interactions.
Cumber said, “We want people to come in. We want people to patronize the shops, go to the restaurants. We want the Square to flourish.”
Paul Bertozzi, the Live Oak President and CEO also said that the project plans had come a long way, after overcoming several neighborhood challenges. Bertozzi added, “This project is going to add so much to San Marco.”
