Construction of two Class-A industrial distribution facilities, The Brands West project, has begun in Loveland, North Colorado, the region’s most active industrial sub-market. The  project, which will be located at 5365 Byrd Drive and 5615 Kitty Hawk Drive, is scheduled to be finished in the third quarter of 2022. Powers Brown Architecture‘s Denver office designed the project, which is being built by Alcorn Construction. The project, which spans over 188,000 square feet, is located in the Brands West section of Brands at the Ranch, a mixed-use development on either side of I-25, just north of Crossroads Boulevard.

Building 1 (5365 Byrd Drive) will be 107,200 square feet, 200 feet deep, with back load capabilities and a clear height of 32 feet. This will be the first speculative building with this clear height in this submarket. Building 2 (5615 Kitty Hawk Drive) will be 81,000 square feet, 180 feet deep, with back load capabilities and a clear height of 28 feet. Both structures will have enormous power and on-site amenities such as a fenced basketball court and outside covered sitting with panoramic mountain views.

The project is part of the northern Colorado industrial market, which has the second biggest work force in Colorado after the Denver Metro and can reach 1.1 million people in less than 45 minutes due to its Loveland location. The region’s regional growth and market dynamics, as well as its projected expanding population, have enticed numerous Fortune 500 companies and educational institutions to come here, fueling demand for more industrial space.
