A new mixed-use apartment complex is being constructed in Hyde Park by South Los Angeles developer SoLa Impact at the intersection of 52nd Street and Crenshaw Boulevard.
Recent approval was given for the construction of a new five-storey structure. It will have 82 one-, two-, and three-bedroom apartments. Furthermore, 1,800 square feet of ground floor retail space on the project site at 5300 S. Crenshaw Boulevard, which was formerly the location of a laundromat. A 41-car garage with an at-grade location and one subterranean level is also included in the plans.

The site, which is three blocks north of the Hyde Park Station on the K-Line at Slauson Avenue, was given permission to utilize incentives for transit-oriented communities to allow for higher density and less open space than was permitted by zoning regulations. In exchange, it is suggested that nine apartments be designated as deed-restricted, severely low-income housing.

The apartment building will be a modern podium-type building with rooftop decks, a recreation area, and a grade. It is being designed by BFK Architecture + Planning. The property’s residential and vehicular entrances would be situated along 52nd Street to the north. Ground-floor commercial uses would border Crenshaw.
Other developments similar to SoLa Impact Hyde Park mixed-use complex coming up in the region
The project is one among many new multi-family and mixed-use developments currently under construction beside Crenshaw Boulevard. This includes a related 78-unit apartment building from Haroni Investments that is currently rising across 52nd Street.
SoLa Impact is also preparing to build a larger 195-unit apartment building close to the Leimert Park Station on the K Line, about half a mile to the north. The company is well known for investing in opportunity zone funding in new housing projects throughout South Los Angeles and other neighborhoods.
