Skanska will begin construction on Kaye, a 31-story multifamily tower, in Seattle this winter. Over 260,619 square feet, 324 units will be included in the development. There will be more than three bedrooms in ten of the flats.

According to Yardi Matrix data, Skanska initially purchased the site, which is about half an acre, in 2017. The ground floor of Kaye will have 6,100 square feet of shop and community space. Kaye’s construction will be supervised and managed by Skanska USA Building.

The project will be completed by a number of architects, including Strata Architects for the bottom floor. Grzywinski + Pons of New York is the consulting design architect. VIA is the design architect and architect of record. GGLO is the landscape architect. The interior design will be overseen by Ankrom Moisan Architects, while the structural and civil engineers are KPFF.

Rushing will be in charge of Kaye’s plumbing, engineering, and mechanical systems. Salmon-Safe, Fitwel, WiredScore Gold, LEED Gold, and other certifications are what the project is aiming for. The development is working with O’Brien 360 as a sustainability consultant.

As part of the Housing Affordability and Livability Agenda, Kaye is expected to give around $4.5 million to Seattle’s affordable housing fund.

Studio X and Bad Animals previously owned the space, which will be included in the new construction. A band practice room will be located in the ground floor living room, which will also include a shop, a café, and an office.

Residents will be close to dining and entertainment venues, Bell Street Park, and downtown employers because of the neighborhood’s location between Blanchard and Bell streets. According to Statistical Atlas, Belltown is Seattle’s most densely populated neighborhood and is renowned for its high standard of living, and diversity of restaurants, bars, art galleries, and parks. As more individuals move to the neighborhood, Seattle as a whole is seeing an increase in both rentals and occupancy rates this year.
