Corewell Health has officially broken ground on a new $75 million medical office building and ambulatory care center in Royal Oak, Michigan. A ground-breaking ceremony was conducted on September 8 for the 89,000-square-foot medical facility that will be located at 3828 13 Mile Road, across from William Beaumont University Hospital.
Construction will begin within two weeks and take 18 to 24 months to complete, with the work ending in 2027.
Facility Features and Access
The two-story facility will bring primary care, behavioral health, and digestive health services under one roof. Ambulatory surgery center planning includes four operating rooms and a procedure room that will enable same-day, lower-risk cases like orthopedic, spine, gallbladder, appendix, and ENT procedures.
To make it more convenient, Corewell has designed two new entrances from 13 Mile Road so patients can completely bypass the main hospital campus.
Community Impact
During the groundbreaking ceremony, Dr. Daniel Cary, president of William Beaumont University Hospital, highlighted the bigger mission of the project. “We’re really trying to create new access, because the population is aging and we have more and more good therapies for conditions,” he said.
Lamont Yoder, president of Corewell Health East, added that the hospital will be increasing capacity to care for an estimated 20,000 more patients a year.
Engineering and Site Development
Osborn Engineering has been selected to undertake structural, mechanical, electrical, and plumbing for the development. The work will include construction of the core and shell of the building, new 300-car parking lot, landscaping, screening walls, curb cuts on 13 Mile Road, and utility coordination. The design also includes a backup generator and drainage systems.
Tenant buildouts are anticipated within the building, including an ambulatory surgery center operated by Atlas Healthcare Partners in collaboration with Corewell.
The project was designed by Hobbs + Black Architects, serving as the lead architectural firm.
Addressing Planning Concerns
The project was also put back during Royal Oak’s commission review when residents expressed concern over tree removal and potential sound impacts. Corewell worked with the city to revise plans, preserving more trees and incorporating a decorative sound-barrier wall along the north boundary of the site to reduce noise for nearby neighbors.
With construction scheduled to begin, Corewell’s new ambulatory care center is on track to expand access to outpatient services in the Royal Oak community and reduce stress on the adjacent hospital campus.
