Eric Guster of Guster Law Firm plans to raze a former Regions Bank branch in Five Points and build a new Guster Office Building in its place. This development will be carried out at 2250 Bessemer Road; on a site which the local attorney purchased in September 2020 for $100,000, from the city of Birmingham.

Development plans for this new Guster Office Building have been in the works for several years and Guster said he was drawn to the location because he had grown up there. Guster also mentioned that he started targeting this site about eight years ago and at the time, he had planned to use the site as the first location for his practice.

 The initial plan for the Guster Office Building site, which was approved by the review committee, had permitted the development of a one-story, 3,800-square-foot office building. But those plans have since been changed to enable the building to occupy up to 6,000 square feet of space. This office building  is also designed to house about four or five businesses, including the Guster law firm.

Guster Office Building project cost

Guster estimated that this redevelopment project would cost between the range of $1.1 million to $1.5 million, depending on materials, cost fluctuation and tenant build-outs. He also spoke about the supply issues which are likely to impact on the Guster Office Building project. Guster said that his company was already making plans to alleviate the issue and working towards demolition by early 2022, with  the completion date  set for the summer or fall of 2022.

Guster described the Guster Office Building as a significant corner in the area which intersects two crucial, highly-traveled roads. He said that he had collaborated with the project’s architect, Roman Gary (of CCR Architecture), to capture and emphasize a design the community would be proud of.

Guster added, “Hopefully this will jumpstart more revitalization efforts the western area is needing. It is our mission to improve our communities with redevelopment projects everyone can be proud of.”
