Mount Anvil, a London residential developer, has received planning permission for revised plans to rebuild the Friary Park estate in West London. Three years ago, the developer secured planning permission for 990 homes on the Ealing estate in collaboration with the housing association Catalyst. The development cost £380 million.
The recast Friary Park estate scheme is now valued at £460 million and costs around £275 million to build. Consequently, it will now deliver more than 238 homes, half of which will be cost-effective. Thus, it will bring the total to nearly 1,230 homes. Along with this, there will be more resident amenities and community facilities. These will be revisited in response to changing community needs and opinions post-COVID.
A third of the six-acre development will be landscaped green area. This includes courtyard gardens, woodland pockets, allotments, and an eco-walk. Additionally, the new facilities will include enhanced commercial spaces. Consequently, 40% of them will be cost-effective workspaces. 6% will be dedicated to local independent businesses, as part of Mount Anvil and Catalyst’s commercial placemaking strategy.

Friary Park estate redevelopment
The first affordable homes in the master plan are scheduled to be completed in early 2023. Private for-sale homes will follow in spring 2024. The scheme, according to Ealing’s planning officers, “will significantly improve the standard of accommodation for people and offer a variety of high-quality new homes.”
