Majestic Realty plans to expand its Aurora Majestic Commercenter park Phase 2 by an additional 806,630 square feet of industrial space. This industrial speculative project marks the eleventh phase of the company’s development and it covers the construction of three buildings on the 1,600-acre master-planned business park, which is located about five miles south of DIA, at the northeast corner of Interstate 70 and Tower Road, Colorado.

Majestic Commercenter park Phase 2 development is expected to break ground before the year ends and will consist of 3 buildings which include: Building 10, the smallest of the 3 buildings, located at 3100 N. Himalaya Road and occupying upto 100,130 square feet; Building 11, which will be built at 20310 E. 35th Drive and occupy upto 244,920 square feet; and the largest of the buildings which is Building 12, a 461,580-square-foot building to be developed at 20600 35th Drive.

After the Phase 2 expansion of the Majestic Commercenter park is completed, it will become home to about 50 companies and over 4,000 employees spread across approximately 9.5 million square feet of industrial space. Development plans for the three buildings in this expansion project include: the construction of 28-foot clear heights, 39 dock high doors, and 204 car parking spaces for Building 10; the construction of 36-foot clear heights, 49 dock high doors, 54 trailer parking spaces and 242 car parking spaces for Building 11; and the construction of 97 loading dock doors, with a total of 117 trailer parking spaces and 380 car parking spaces for Building 12.

Presently, the Majestic Commercenter park is already at 99.5% occupancy and over the past two years Majestic Realty has signed quite a number of deals with companies seeking space within the business park. According to Randy Hertel, the Majestic Realty Executive Vice President, the Majestic Commercenter has continued to attract and retain a lot of tenants wanting to capitalize on the park’s unparalleled access to the highway, the Denver International Airport(DIA), regional distribution and service opportunities, as well as the growing list of employee amenities in and around the park.
