A new mixed-use development named the South Pointe Square project has been proposed for construction in Spring Hill, Tennessee. The development would be built on 17 acres of land and would include retail and residential spaces, as well as amenities such as a clubhouse, a new park, and a pool. It joins a number of other comparable projects in the vicinity, including June Lake and Kedron Square. On Monday, it was brought before the Municipal Planning Commission as a non-voting item, requesting just comments and evaluation at this time.

The plan now calls for 62,000 square feet of retail space divided among four three-story structures. The towers would include around 15,500 square feet of retail space on the ground floor and condo units on the second and third stories. A freestanding structure with 30 condo apartments is also being proposed for the site. This structure would host the majority of the site’s facilities. According to Tyler Thayor of Paradym, the aim is to construct the four retail/residential buildings during the project’s first two phases, which would also incorporate accompanying park facilities. The front side would also have extra walkways to encourage a more pedestrian-friendly design.

Commentary on the New South Pointe Square in Tennessee

“This is a development that staff and the applicant, Paradym, have been working on for months to come up with this design. We anticipate that this design will be based on previous projects “Calvin Abram, Spring Hill Planning Director stated. “Personally, I like the buildings being closer to Port Royal Road and having a greater walkability area. That also helps with parking because you can’t see all of the vehicles from the road. I like it, and I’m curious to see what the design of the buildings will look like because you have a fantastic chance here.”
