Ovation Development apartment complex to be built behind the Sunset Station casino in Southern Nevada. Ovation Development has handed in files to the city of Henderson for a 249-unit project that will be built on the 5.3-acre plot of land that is owned by the casino.

The Ovation Development apartment complex will cater to residents who are 55 years of age and older. Located off Warm Springs Road between Stephanie and Marks streets, the project has been dubbed ‘Radiance at Sunset.’ This particular area in Nevada has long been a popular place for retirees, given its relatively affordable housing costs, nearly year-round sunshine, lack of state income taxes, and ample golfing and casino experiences.

Although Sunset Station officials have stated that the younger generation has been visiting their properties more of late since the pandemic started, they have made it clear that seniors remain to be their focus. This isn’t the first time a local real estate firm set out to build apartments next to the ventures’ property, but the last venture was by no means the same.

The Calida Group started construction in 2019 on an upscale apartment complex next to the Palms, which Station had acquired in 2016 and was known for its nightclubs and lavish suites however the project had to shut down when the pandemic hit and a year and a half later, it still hasn’t reopened from state-ordered lockdown. The resort company that owns the Palms has announced that they have plans to sell the property. Prior to the pandemic, one side of its casino was typically populated by older locals, while across the resort, management also tried to get younger tourists with its clubs and bars.
