Haringey Council has offered Catalyst and development partners The Hill Group the green light for the redevelopment of a site adjacent to St Ann’s Hospital in South Tottenham. Catalyst is a subsidiary of the Peabody Group.
The redevelopment will create up to 995 new homes. 60% of them will be affordable, hence addressing a critical housing shortage in the area. The approved application includes homes with a variety of tenures. They include private sales, London Affordable Rent, London Living Rent, and Shared Ownership.
The scheme will provide significant benefits to the community, including new and improved green spaces. The central Peace Garden will be preserved and expanded threefold in size. Furthermore, new safe and accessible cycle routes through the site to Harringay Green Lanes station are also planned.
There will also create shops, amenities, community-led housing, and affordable workspaces. Catalyst and Hill’s plans also include repurposing seven historic hospital buildings, including the iconic water tower, for a variety of non-residential uses.

The new St Ann’s New Neighbourhood
The first phase of the development will include 239 homes, with plans for an additional 756 homes in subsequent phases. The Mayor of London chose Catalyst to develop the former St Ann’s Hospital site in late 2020. The plan had the shared goal of providing more affordable homes for Londoners.
Following extensive community involvement, a hybrid planning application was submitted in July of this year. Several pop-up events and workshops were held with the local community, as well as a Peace and Wellness Festival attended by over 300 people.
