T3 Eastside will be built using mostly heavy timber, as a response to the evolving tenant and ESG requirements. The use of timber for the building designs takes into consideration several positives which include, timber being 100% renewable, recyclable and non-toxic. The productivity and wellness benefits of timber usage were also looked into for the benefit of prospective occupants.

This mixed-use project is intended to modernize the historic industrial design of warehousing facilities and attract not only residents interested in living at the heart of Austin, but also industries from creative sectors such as media, technology, life sciences and others. To achieve this aim, the T3 Eastside Project will incorporate advanced state-of-the-art technology, unparalleled amenities and renewability.

According to the development plans, the T3 Eastside Project will include several common amenities such as social work and collaboration areas; a rooftop patio with amazing views; private outdoor balconies for tenants; shared conference room; a premium health and fitness center with a yoga studio; secured bike storage and end-of-trip facilities; and the availability of highly strengthened Wi-Fi connectivity throughout the premises.

In addition, the building’s design involves the use of technology systems which minimize the need for occupants to make physical contact, by reducing the physical building touch points. T3 Eastside Project will also make use of HVAC systems to provide healthy indoor air quality and air filtration systems. These first-rate designs and technologies are aimed at ensuring that building’s spaces meet the standards for a post-COVID world. Leasing arrangements for the building will be handled by JLL.
