Development plans for The Exchange Residential Project, have been proposed by Crosland Southeast. The Lancaster County Planning commission has already commenced considerations for the rezoning application, development agreement, and master development plan for the project.
Exchange Residential Project is to be developed on 130 acres of Indian land and the site is located at 8918 Charlotte Highway, across from Possum Hollow Road, just over three miles south of Red ventures’ headquarters. The development agreement concerning The Exchange buildings consists of 710 residential units and approximately 70,000 square feet of space for commercial activities.Â

An initial site plan that was designed by LandDesign shows that the mixed-use residential buildings will include 390 apartments and 320 townhomes. It also shows up to 115,000 square feet of non-residential space that could be further developed, although the development agreement says 70,000 square feet of commercial space would be the limit for the project. According to the site plans, the design for The Exchange Residential Project will have the apartments being built across 12 buildings with 30 or 40 units in each. Two of these 12 buildings will occupy 6,000 square feet each and will have retail spaces on their ground floor.Â
Additionally, the commercial area of the project could be anchored by a grocery store, as well as a strip mall. There will also be two entrances into the property, one located southwards while the other will be from Possum Hollow Road, where a traffic signal will be built. Information from the development agreement shows that the estimated period of completion for the project will be in five years.
Besides The Exchange Residential Project proposed by Crosland Southeast, Redwood Living, a development and property management company, is also awaiting approval on Indian land. The company also applied for a plan to proceed with the development of 155 apartments on more than 37 acres of land around Harrisburg Road. These 155 units will be in triplex or quadruplex setup. This area will have an emergency access point on Harrisburg strictly for emergency vehicles, while the main lane will be built on southbound Harrisburg.
