The Heart of America Group‘s plans for the tallest building in Des Moines, The Lab, in Iowa, have been released. Construction on the mixed-use building is aimed to begin in the spring of this year. According to the company, the seven-story, 75-foot-tall mixed-use commercial and apartment structure will be built on the northeast corner of East Sixth and East Walnut streets. The project’s budget is set at $20 million, and it will cover 126,560-square-feet. The first floor will have retail tenants, while the higher floors will house 110 studio, one-, and two-bedroom apartments.

The 0.82-acre property was bought by the Heart of America Group in 2017 as the location for a multi-family development that will make use of a “slightly underutilized” parking garage across the street. According to him, the structure’s height will be the highest allowed by the East Village’s zoning ordinance in order to give vistas of the Iowa State Capitol. Each of its residential levels will contain an average of 19 apartments. The units will have their own outdoor space, a washer and dryer in-unit, and 9-foot ceilings. The seventh story will feature a smaller number of bigger premium flats. The Lab would be the firm’s first multi-family project in downtown Des Moines.

The building will also contain a second-floor pool that can be seen from Walnut Street, as well as grilling stations, cabanas, a hot tub, and firepits.
